There are further areas of hardstanding, as the property was used a kennelling and although the dog runs are now gone, four timber outbuildings of varying sizes remain.

The site is accessed via a big set of timber gates that swing open to a large area of parking, with the property to the left. The other side of the property is the garden area and woodland, perfect play area for the sellers 4 dogs.

The property itself was originally a 2 bedroom unit but with no need for a second bedroom, the sellers have it currently arranged with a 19ft x 11ft Lounge, 16ft x 9ft Kitchen/Diner and a small inner hall accessing the Bedroom and Shower Room.

Timeless, traditional, efficient and homely, the Danish, Cast Iron 'Morsø' Multi-fuel burning Stove in the Lounge provides very low cost heating and hot water for the whole home - the heating via normal radiators and hot water via the kitchen sink and shower room.

Gardiners Lane North joins onto the A127 Southend bound arterial road giving easy road access and CRAYS HILL village itself has a handy 'Premier' convenience store supplying the daily essentials and in the evenings and weekends, why not pop along to the great local pub/restaurant called The Shepherd and Dog, which has a beer garden and large patio - it does good food and quite a range of beers/ales.

We have been advised by the current seller via a supplied document, that there is the "fall-back" of being able to replace the existing unit with a larger one, by being allowed to "lawfully station" a larger mobile home "anywhere on the site to the maximum dimensions of 20m x 6.8m, x 3.05m", replacing the existing unit. This is by no means a guarantee and so we would recommend interested buyers instruct their solicitor to look in to this fully before comiting, if a large unit is required.

Assuming it is allowed, then we would suggest buyers also look at Log Cabins too. There are some amazing ones available nowadays for the same cost a decent new car and we believe a log cabin can be classed as a mobile home if it falls within the above size constraints. Do take the time to look online at these options although the existing unit seems to be in full operational condition.

Please note we have not tested any apparatus, fixtures, fittings, or services. Interested parties must undertake their own investigation into the working order of these items. All measurements are approximate and photographs provided for guidance only.
