The Accommodation:

HALL

A super first impression.

The striking 'Dahlia' design, hand laid mosaic tiled floor by 'London Mosaic Restoration' is the aesthetic centrepiece to this long Hallway, which sees the light grey in the tilework picked up by the uplifting Farrow & Ball grey walls and complimented by the Anthracite Grey column radiator.

The 8ft 5' high ceiling gives an even greater feel of height and space and we liked the detailed touch of the wood topped steps, trickling down to the lower level of the hall where the floor turns to natural slate, which flows into the adjacent Cloakroom and through the Family Room into the Kitchen.

Within the hall there is a huge walk-in understairs store cupboard with a handy sensor light and as you enter from the front door, a small discreet box houses the modern electrical Consumer unit: the house having been re-wired and Cat 5 data cabling put in most of the rooms too.

It may be worth noting here, that as well as the re-wire, the property has also been fully re-plumbed with all new pipework, even including a new 22mm water main, every room has either been replastered or drylined and the roof has been re-lined as well.

GROUND FLOOR WC ROOM

Fitted with a pretty Burlington® Edwardian cloakroom suite featuring a low level WC and a pretty, curved wall mounted basin.

The chrome waste, pipework and WC downpipe along with the Anthracite Grey column radiator, Georgian style window and the rich deep purple walls all blend together to create a fabulous classic heritage cloakroom.

FRONT RECEPTION ROOM 14ft 7' x 12ft (4.44m x 3.7m)

Presently used as an oversized Dining Room.

The aptly named 'Eating Room Red' wall paint gives a rich burgundy finish, very popular in dining rooms in the 19th century and so a good choice for this combination of red walls and the whites of the ceiling, ornate cornice work, built-in book shelving to the right of the chimney breast, high skirting boards, Sash windows within the full height Bay and the custom made solid wood 'Kenilworth' shutters by Thomas Sanderson, their adjustable blades allowing a balance of light, privacy and a measure of security.

Set the scene with a roaring fire in the outstandingly efficient, Charnwood C-Four wood burning Stove, which is inset within the Fireplace and comes with a solid granite hearth.

REAR RECEPTION ROOM 12ft 1' x 12ft (3.7m x 3.7m)

This, the original Parlour, is presently used as a formal Lounge as, although the front room is bigger, the family of 8 who live here prefer to use the front room for their large extendable dining table and love the cosiness of this rear room.

Throughout the home, the Farrow & Ball paint gives individual personality to each room. Here the 'Hague Blue' gives a gorgeous, timeless, deep and dramatic hue to the walls, with above the picture rail painted white to accentuate the 8ft 6' ceiling height even more.

Gazing out over the landscaped Garden and nearly 6ft tall is the large Sash window by the 'Bygone Collection', one of the beautiful, premium quality 'wood grain' composite sash windows found throughout the home, preserving and enhancing the building's appearance, in-keeping within its character. These windows give exceptional energy efficiency, enhanced security and ease of use.

FAMILY ROOM 13ft narrowing 10ft 4' x 11ft (4m > 3.15m x 3.35m)

The vintage feel of the 'Stone Blue' walls, blend perfectly with the black slate floor of this homely family snug which sits conveniently in front of the kitchen.

Fire up the pretty Almond coloured Charnwood Stove, with its large ceramic glass panel giving a full view of the fire, for gazing at on cold winter evenings.

The ceiling here stretches up to 8ft 8' (2.64m), again with white above the picture rail for further height enhancement and a set of French Doors open out to the fabulous landscaped garden.

Chelmsford has a long and interesting history starting in the pre-historic period (widespread 8,000 BC flint tools evidence), although it was the Roman period when the first proper roots were laid down in AD61, as it was a fortified staging post on the London (30 miles) to Colchester (22 miles) Road - the modern A12, situated at the meeting of the rivers Can and Chelmer where they were crossed by the old Roman Road.

It developed further as a medieval market town when in 1199 King John granted a Royal Charter for Chelmsford to hold a market (still here 800+ years later), eventually becoming the County Town and centre of local administration in 1218 and a City in 2012.

Industry has always flourished here as in the early days, materials were bought in by water from the sea at Heybridge along the ‘Navigation', the Canalisation of the rivers Chelmer and Blackwater in 1797 - now a largely unspoilt part of rural Essex with a footpath along its full length and beautifully maintained. Summer sees many a narrowboat, river craft or canoe cruising along it, with Papermill Lock a lovely place to visit halfway along the Canal.

The main part of Chelmsford is the merging of 21 parishes (Moulsham, Springfield and the surrounding villages like Danbury and Writtle, etc) to form one continuous developed area.
